A.Dear Client,
When you are concerned with the risk to the safety of the building/apartment, you need to go through the Building plan approved by the competent authority, i.e, Municipal Corporation following rules, and regulations of the State and the National Building Code, 2005 including Indian Electricity Act and Rules recommending Clearance zone for buildings near High Tension electrical line. It may be presumed when approval for the construction of a multistoried apartment is given by the authority, the compliance of safety rules was followed. Rules 79 and 80 of the Indian Electricity Rules, 1956 prescribe the guidelines for Clearance from buildings of low and medium voltage lines(Rule 79) and service lines and Clearance from buildings of high and extra-high voltage lines(Rule 80). You may consult with an Electrical Engineer or Building Architect in this regard before going ahead with the decision.

A.Dear Client,
Living near high tension wires can pose potential health and safety risks. The electromagnetic fields (EMFs) generated by these wires may have possible health implications. Therefore, it is essential to evaluate the potential risks and take necessary precautions before finalizing the purchase.

Here are a few considerations and documents you should check before buying a flat near high tension wires:

1. Environmental Clearance: Check if the apartment complex has obtained proper environmental clearances and complies with the necessary regulations. This ensures that the construction and placement of the building in proximity to high tension wires have been evaluated and deemed acceptable by the relevant authorities.

2. Safety Regulations and Building Codes: Verify if the building has been constructed following applicable safety regulations and building codes. This includes ensuring that there is an appropriate distance maintained between the building and the high tension wires, as prescribed by local regulations.

3. Impact Studies: In certain jurisdictions, developers may be required to conduct impact studies to assess the potential health effects of living near high tension wires. Confirm if any such studies have been carried out and evaluate their findings.

4. Seller's Disclosure: Request the seller to provide full disclosure regarding the presence of high tension wires and any related concerns. The seller should notify you about any potential risks, legal disputes, or health-related issues related to the wires.

5. Expert Opinion: Consider consulting with an electrical engineer or a qualified professional who can assess the potential risks associated with living near high tension wires. They can provide an expert opinion on the safety and health implications and help you make an informed decision.
Thank you.
