A. Hi,
Your mother can file a case under domestic violence act and claim maintenance. Also, she needs to file an application to the court for legal separation and divorce. The court has the power to give order for interim maintenance as well.

It depends on the terms mentioned for the renewal of the agreement. If the agreement is silent on that then by that the agreement will cease to exist on 1 jan and thus the tenants cannot be held liable.

You can't force the tenant to leave, unless you adopt due course of law, that is eviction of tenant on your genuine requirment and not otherwise, secondly the tenancy cintinues even the owner changes, and you can't force him being new owner of property.... So better for you is to serve notice upon her for eviction on valid grounds and after one months period file an eviction suit.. Eviction suit must b on set grounds etc.. Please apply for a new pan card you can do so by going to the nearest police station and filing for an FIR for lost pan card so that no one else misuse it, you should then fill form 49A along with the copy of the FIR and other documents like address proof etc.
