A. If there is no heir are left in both of this two deceased person you are eligible to keep whole property. I don't know where are you living, if you are paying land tax before concerned authority with succession certificate if any or other documents which are demanding that authority in your name is sufficient to establish ownership. No need of registration.

A. Blackmailing is offences you didn't mention your concers then only I can assume whether it is or not.
Example , A is advocate and B is claint, if B have to pay A's fee. If B make default A will demand his fee some it will feel as a blackmail.
