You can try in both the streets and more possibly you will get such certificate for Gujurat case since for last three years you seems to be residing in Gujurat State. You have to produce three years annual incomes to the concerned officer.

To enforce the ownership the only stamp paper is not enough it needs to be registered and the will as well.
As soon as the ownership is transferred to party B by his choice he can transfer it to anyone he wants but all this is again a matter post-party A's death.

No. Normally when you are enjoying the social status as Christian you are not entitled for SC Certificate. If you take such certificate even if nobody objects but you have to face lot of problems afterwards.

It is difficult to change your date of birth in all certificates since you don't have any single document to prove your real date of birth. For every correction, proper documents should be submitted. If all documents shows the same data, it is having legal validity before the court of law.

A. Dear Sir,
There is no much difference. If you comfortable and procedure is simple then go to CBSE Board or any other your educational board and try to get change your date of birth but you should have applied for change within 5 years of passing of 10th standard. Now, you have to approach Civil Court which will take more time.

The annual household income is counted for OBC NCl, regardless of the source of income. You income should be less than 8 Lakhs annually to avail OBC NCL certificate.

A. As long as Sale deed is not registered you can get the name changed in the deed and there is no law or legal procedure required for that. Its just that you have to change that page and again both the buyer and seller will have to sign all the new Sale deed. If your builder/seller is ok then all is fine.
