You have not mentioned how much amount you have paid as lease amount. If lease amount do not carry any interest then he is not suppose to collect rents from you. It goes without seeing that it was automatically deemed renewed and you need not vacate the house until he pays your entire lease amount.

Getting agreement is of no use because it gives you only cause of action to file a civil suit which goes for years together. Better have fresh undated cheques without amount therein thus you can put cheque bounce case and easily recover.
