What is the procedure to transfer grandfather home property to their children!? Do we need all the children to transfer this? What if some one if out of country? Please reply

The property will first go to his children and then the grandchildren unless he has left a will stating that the property will be given to all the grandchildren. And it does not matter if one person is out of the country unless he is needed to sign something personally.
