I have 2 questions- 1- I have bought a flat in Noida extn and agreed to pay 30% in start and 70% on possession. Now builder has offered us possession 6 months ago without completing the fitting and c

A. 1. Whosoever is telling you that you will lose the case are wrong. If the builder has not provided what was promised then you can move the consumer forum and easily you will get the judgement in your favour.

2. That is not the right way, you can sale the property even without paying 100% to the builder but you must have a word with builder and intimate him that you are planning to sale it.

I want to buy agricultural land adjacent to highway. I want to know if it will have any limitations regarding reselling or compensation in case of acquisition by the government

Posted 3 weeks ago

A. There is no such limitation when the government is acquiring your land for a project or any other purpose. As the laws you shall get a rightful compensation for your land as and when the right time comes for the same. You ensure that you acquire the property legally and get the ownership transferred to your name.

I have booked a flat with booking money 5,00,000/-. Total cost of flat is near about 1,11,00000/-. This is an Investor Property. I have got the Nomination Agreement but it is not signed by any parties

A. Dear Client,

You can take legal action against them if they do not pay you the advance money, the payment is an essential step to completing the established contract. First, write them a legal notice, which will assist you in recovering your funds and establishing the existence of a contract between you and the concerned party.

Thank you!

A. Hi,
You may send a legal notice to the builder and customisation team so that it creates pressure and your kitchen issue can be solved. You can also try and solve this amicably. If all fails, you may file a case with the consumer court and get your remedy.
If you like my answer, then please rate me.

A. You can demand for anything and let the Court decide what can be given to you and what cannot be given. But you should not restrict in praying and asking for more as if you do that then court will not give you anything beyond what you ask for.

Is it ok if chque no difference in sale deed purchase site and paying full amount but chque no difference 1 only other 3 are correct

Posted 4 months ago

A. Dear Sir,
It will create some problem in future so it is better to get rectification deed in the same Sub-Registrar office and keep it with you for future reference. A small amount may be charged as stamp duty for such deed.

A. There is no law which prescribes the minimum or maximum number of owners of a real estate but yest the sub registrar will have the logistic issue of capturing all parties details while registration as I don't think the software is enabled for capturing more than a few number of parties.
