Mutation of land+property records. To Son and daughter. No will. Fees needed?

This is with respect to West Bengal Property laws. My father died 2 weeks back leaving son (me; adult) and daughter (adult; unmarried). Mother passed away earlier.
What is the process and FEES involved in mutation of title deed for Land Records purpose. Do I need to pay any fees which depends on the value of the property or do I need to pay only application fees??? I have been told that revenue officials inflate the property price estimation to get more fees? Is that true? Do I need to pay fees based on property price?
We want to get the mutation done in name of me and my sister. There is no will. We are the only legal heir.

A.Plz approach local municipal or revenue authorities with copy of death certificate and your family identity documents for taking legal heirs on record which is mandatory job of those authorities with structure charges which are affordable to the common man. Don't worry.

The mutation charges is not based on the property value, some fixed amount for change. You may need to visit the registrar office for the same.
