Notarized affidavit from sisters Notarized affidavit from sisters

Our father died in 2007 without will. Me, 2 sisters and mother are legal heirs now. My sisters are not interested in any properties. Can I take notarized affidavit from them at place of there residence for future sale deeds, court cases of those properties without there presence in future?
Is that legally valid?

A.Gift Deed is better option. This would transfer all title to you and your mother. Relinquishment Deed, Gift Deed both are registered documents which will provide finality to your dispute and then you can sell, lease, license etc your land.
