I took a empty shop space in a complex and furnished it into a hotel and was running it. The initial rental period was for 3 years and got a verbal confirmation to get it renewed until I want to own it. Due to some circumstances I was not able to run it after 1.5 years,so i have given the hotel for rental to a third party for next 11 months. The third-party gave an intial security deposit and was supposed to pay me rent every month. And agreement was fixed for 11 months and its mentioned in the agreement that they cant cancel it before 11 months. From the date of agreement they were not paying me any rent for 3 months and then informed me that they dont want to continue and demanded return of security deposit, Since its not agreeable as mentioned on the agreement with me and third party we didnt come to a conclusion and its almost 5 months now. Now they are trying some illegal ways using some local thugs to get the money back and even convinced the owner of the building to turn against me. They are trying to make me a fraud by saying that I dont have the right to give my hotel to a third party without written consent from owner, I informed owner about it through phone. But since it was mentioned in the agreement that written consent is needed-they are turning against me. Even threatening by saying that the third party will take all the machines, materials,furnitures and other furnishings from the shop illegally using goons. I am really worried and helpless.. My doubts are whether they can take any legal actions for giving my shop for rent to a third party ? and is there something i can do to prohibit them from damaging or illegally moving my items from the shop. I have mentioned each and every items included in the shop on the agreement with third party that he is responsible for any damage or loss to the items mentioned in the agreement.
