I had purchased a land in UP in 2016. It was registered with partial amount given to land seller and rest un-dated cheque with my sign. Registry was done and every month 10k was being transferred till 2018 and stopped because I sensed some issues as dealer said he wants me to purchase another land in exchange of this land in another area with same amount. At that moment I sensed something fishy and wanted to settle the matter by giving remaining amount and get the original papers and cheques back . Now after 4 yrs the property dealer is refusing to show land to me. He has original registry papers and 4 un-dated cheques with my sign. I only have photocopy of registry papers. I also have fear that he may use my undated cheques . What should I do , please help.

A.basing on photocopies details of registered deed you can verify property details and retrieve certify copy of DEED from tahasil /sub registered office. If registration of docs duly completed then you have already having legal ownership over that property. if subsequently any wrong act done by seller you can fight before court and get relief. regarding your undated cheques you can intimate your banker for not entertaining for processing . If regarding your balance unpaid amount let seller to approach you by letter or any proper formal process where you can clear it in your way to avoid any unnecessary complication with proper record and as per your required essential performance on his part i.e. handover of docs etc.
