We are planning to buy a 'A' Khata property in Bangalore from an NRI. He is residing in Dubai. Please advise us on what all documents we need to verify him and his ownership on the plot. Are there chances that there can be litigation or case be applied even on 'A' khata properties later. Please advice. Thank you.

You will need a sale agreement mentioning the details of both the seller and the buyer. Then you need to get the sale registered. If any third party is involved, verification from their end might also be required.
