Rent termination Rent termination

I have a 2 BHK House which I planned to rent it out. got a tenant who said he will pay less advance for now and will pay more six months later but not in writing. He took the premises and also did the agreement with notice period of 1 month. He stayed for a month and now he is planning to vacate in a month's time. As you were aware due pandemic the houses are not getting occupied and believing him I have ignored other people who came and the house is almost vacant for 3 months? Can I claim compensation from the tenant?

A.no. you can not claim compensation.
as per agreement, only 1 month notice you can force.
next time make lock-in period of 3-6 months also in agreement.

Hope this clarifies,
