I have a property deed registered in 2016 for residential property in Delhi. The gift deed was registered and locked after verification. Recently, it has come to my notice that the house no on the front page( the stamp paper) is noted as "8" instead on house no. "28". On the inner pages of the deed the pages are mentioned correctly as house no "28". Since the stamp paper and property deed is verified and locked in the e-registry system, I have been told that this cant be modified after this long time. What is the way out ?

A.Dear Sir,
It can be modified by executing Rectification Deed.

A.Hi,
Yes the changes could be done through the enactment of Rectification Deed, moreover, There is no time limit on getting a mistake in a property document corrected. However, for their own good, the parties involved in the contract must get the mistake rectified as soon as they notice it. Also, there is a condition precedent to the deed i.e. to create a rectification deed, all parties involved in the contract should agree upon the proposed changes.

A.Hi,
Yes the changes could be made through Rectification Deed. The precondition to create a rectification deed is that the mistake in the original document should be inadvertent and all parties involved in the contract should agree upon the proposed changes. However, There is no time limit on getting a mistake in a property document corrected. However, for their own good, the parties involved in the contract must get the mistake rectified as soon as they notice it.
