During the current year due to Covid the rent agreement was not renewed but in June 2020 the owner reduced the rent and put a condition to not vacate the flat till Mar 21, owing to this 4 people residing in the flat paid all the amounts. In Oct 2020, one of the tenant said he wants to vacate the flat as there is no chance of office reopening for the next year and agreed to pay one month notice. Is the tenant obliged to pay rent till Mar21 or the differential owing to the lowered rent benefit enjoyed by him?

A.Yes as per the clauses of the agreement the rent is payable till march 2021 however this may be handled mutually between the parties.

More information is required regrading the terms and conditions of the agreement, so as to help you out properly.
However, your landlord can change a rental agreement at any time during the term of the agreement, with or without your consent. Changes must be made with adequate notice; notice periods are 30 days in most states.

More information is required regarding the terms and conditions of the rent agreement, so as to advice you properly.
However, if the tenant and landlord both agrees to the same, then it can be done.
