I WANT TO PURCHASE HOME ON LEASE FROM A COMPANY. BUT THE COMPANY IS NOT REAL OWNER OF THAT HOME. I ASK THEM TO HAVE LEASE AGREEMENT WITH REAL OWNER. BUT THEY ARE REFUSING. THE COMPANY SAYS THAT WHATEVER YOU PAY LEASE AMOUNT FROM THAT AMOUNT THEY WILL PAY AMOUNT IN FORM OF RENT TO REAL OWNER. THE COMPANY IS SAYING THAT THEY HAVE ONLY AGREEMENT WITH THEM AND ME ONLY. NO REAL OWNER WILL BE INVOLVED. THE LEASE PERIOD IS FOR 2 YEARS.
SUPPOSE IN THIS 2 YEARS IF COMPANY WOUND UP THEN WHO WILL PAYBACK MY LEASE AMOUNT AND FURTHER IN THIS 2 YEARS IF REAL OWNER COMES N ASK TO VACATE THE PROPERTY BECAUSE WE HAVE PAID LEASE AMOUNT TO THE COMPANY NOT HIM AND COMPANY WOUNDED UP.
IN SUCH SITUATION WHAT WE HAVE TO DO.
AND WHAT PRECAUTION WE HAVE TO TAKE WHILE ENTERING INTO LEASE TRANSACTION SO OUR LEASE AMOUNT REMAIN SAFE N SECURE. ONCE WE VACATE OUR AMOUNT GET REFUND BACK.

Subleasing occurs when the tenant transfers a part of their legal tenancy to a third-party as a new tenant. ... That means that if a new subtenant does not pay rent for three months, the original tenant that subleased the property is liable to the landlord for the overdue rent amount and any late fees.
On your sublease agreement, include a list of various areas of the property (including the subtenant's room, hardwood floors, walls, exterior, etc.) and note its condition. And since you and your subtenant will need to abide by the original lease that you signed, it's important to include this with your sublease.
