Is it necessary for all signatures to be present in the sale deed 1. 1st party 2. 2nd party 3rd part - purchasers ( 2nd party and 2 Co owners are the purchasers known as 3rd part ) where the 2 co owners signatures are not present in the sale deed. the names of the 2 co owners are mentioned in the sale deed, but their signatures are not present anywhere, does this mean that the 2 co owners will not be able to claim a right in a property

A.by not signing it does not mean that those 2 co owners will not be able to claim a right in a property.
check again.
without everyone signature SALE DEED will not get registered.
Show the WILL to a local lawyer to check that there was GPA or anything else for authorization for signing on their behalf.
get the SALE DEED verified.

A.No, this type of document is invalid. As if the 3 names are mentioned in the Sale deed then all the 3 persons SIGNATURE is required for executing the document. Ur question seems to be incomplete in nature. please provide more details

A.HI,
In sale deed, the signature of the party who executes the sale deed is crucial and it needs to be present and absence of signature of purchasers does not render the document defective in any manner. Since 2 co owners are the purchasers, the document is not rendered defective in the instant case.
