My mother gifted me a plot with a house through dhana settlement 25 years back. Till last year my father only paid all the property tax and eb bills because they only used the property all these years. I am living in some other City. My parents are no more now. Till the patta and eb connection are in my mother's name only. Now my brother uses that property, dead against me and doesn't let me use my property. The dhana settlement deed and the ec is in my name. Now, what should I do, to get patta and change of name in eb connection in my name? Please answer me. I'm very grateful to you.

A.Get the mutation done in your name and start paying the rent and tax in your name post that transfer the EB in your name and get the possession of the property.

A.Hi,
If you have the gift deed with you then you should first visit the sub-registrar's office and get it recorded to your name. Second, you can send your brother a legal notice for adverse possession of the property.

A.Hi,
If you already have all the necessary documents in place then you can file a suit for wrongful occupation of property. Alternatively, you can visit the regitrar's office and get the patta registered in your name first.
