can a person sell property mutated in revenue records received through will deed ? understand mutated land does not confer any legal right on the
property. Is such a sale valid legally? how can one get complete legal and marketable right on the property to avoid any disputes from legal heirs?

A.Dear Sir,
On the basis of recitals of Will it can be mutated even at a later stage and then in the name of subsequent purchaser. The legal heirs have no right.

I could have explained more if background is known to me. If background is made known in full then legal experts will be in position to understand correctly. Moreso, the background must be in brief.

A.Dear Client,
Please note that a mutated land in revenue records can not be sold as it only creates ownership of title officially for the purpose of tax. Therefore, the sale can not be considered legally valid. You will have to register the land after this.

A.To give opinion,it is necessary to get the details regarding the title of that Owner. Whether that Will had been probated or as per the Law prevailing in that State probate is not essential. If without probate of that Will, such mutation was granted, then the legal heirs who would get that property if there was no Will,can raise dispute in that regard in future.
