A.Dear client,
Roof comes under common area, cannot be sold or put to exclusive use by any flat owner. You can file civil suit in court to obtain common roof rights. Roof has common right. Room and toilet is illegal or for common use.
Thank you.

A.Dear Sir,
Roof is common to all and it cannot be kept under lock and key even it is written in your sale deed. Better make duplicate keys and let others have access to roof.
