I am looking for a property on heavy deposite and found 1, But the property's ownership is about to change and the new buyer ask me to create the heavy deposite agreement on MOU as the ownership is not yet transferred but he ready to take money via cheque and also ready to make the deal in front of present owner (who the seller now)

Please suggest if it is safe to make the deal and what are the precautions I can take...

A.Hi client,
The current procedure mentioned by you seems a little complicated and risky. Contact an advocate on whose presence you can take all the decisions plus each and every agreements are legally executed.

A.Dear Sir,
It is risky to deal with on MoU. Further, cheque transfers or blank cheques or undated cheques are very risky. Please consult any local lawyer to guide you.

A.Dear Client!

When the ownership is not yet transfered to the new buyer, how come he/she can give you property on heavy deposit?

The new buyer doesnot have any right to do so. Also what if the new buyer doesnot take the property from the current owner due to any dispute?

You will be at the mercy of the so called new buyer.
My opinion is to enter into the agreement with current owner only or wait for the change of ownership and then do the agreement.
