Evict a Tenant who has given Salami in Kolkata

Hello sir, My grandfather and Father has given 4 shops in 1970s for 1 lakh rupees and 50rs rent per month , now we want them to vacate these shops but they are asking for money. Is there any legal way to vacate these shops without giving them money.
