Builder Developer(now treating himself as land lord) denies registered gift deed (between father doner and 2 sons donee) of room (under redevelopment in mumbai) with reason that rented property can be gifted. And unfortunately father is expired and then also developer and housing society not ready to register new agreement with 2 sons as per gift deed.
