Maintainance charges in apartment

We gave our land to builders and we got 2 floors .In builders floor they constructed triple bedrooms and in the same area we made in to single and double.Now as per rule what should be the maintenance charges ? Should we give 4 maintenance amounts instead of 2? And when ever there is any repair in the apartment they are charging twice amounts showing that we have 4 flats. But In fact our one single and double is area is equal to their one triple bedroom.
