my father expired two months ago he was the sole owner of dda flat in new delhi.if we family want to the sell the flat with will / without will what is the procedure. is it necessary to transfer the property title to leagl heirs or the death certificate is sufficient

A.Dear Client,
After the death of your father, if he died without a Will, then the property will devolve amongst all legal heir. So in case your father did not have a Will, you, your mother and other siblings will be legal heir and the house will devolve amongst four. Inheriting a property is not enough, proper transfer of its title in your name is a must. Given the high value of real estate assets, it is very important for legal heirs to secure the asset after the death of the person in whose name it is registered.
