Buying a property with old house, Want to pay reg charge for land and prop

Hello Sir,
I'm buying a old property wihch has g+1 old construction. Can we go with the below scenario?
1. Ready to pay stamp duty or registration charge for land and old property
2. But on sale deed we want to show only land cost.
Eg. Land cost as per market price is 45L, Old house cost as per market value around 40L for g+1
Can we show only 45L in sale deed and pay registration charges for total 85L?
Because that house not suitable for our requirements now we want to construct new after a year or two.

It depends upon the circulars issued by different States. You may approach the concerned Sub-Registrar of your State and find out the actual procedure and stamp duty.
