I Have not registered my Flat brought in 1989.
I have paid Stamp Duty under Amnesty Scheme along with fine in 1995.
Now Society has been formed long time back.
Builder has settled Abroad.
Now Society is under process of doing Deemed Conveyance Deed.
But I am not having Index II.
I am having Sale Deed , Corporation Tax Receipt , Stamp Duty Receipts

A.Dear Client,
The time limit for registration of documents before a Sub-Registrar is four months under section 23 of the Registration Act, 1908. Time is calculated from the date of execution (signature) of the deed.. As per the provisions of Section 25 of the Registration Act, 1908 if a document is not presented for registration within the prescribed time period of four months, and after four months, the document can be presented within another four months to the District Registrar. The District Registrar may impose a penalty up to a maximum of ten times of the registration fees and grant permission to Sub-Registrar to register the document. A.Dear client,
Stamp duty and registration charges are paid to the govt and the property is registered in the name of the owner. This is how ownership right is created for a property. Without registration, a buyer has no legal right over the property so, one cannot sell it to anyone under the Transfer of Property Rights Act. Please register the property
