Inherited ancestors property from my father and I have HUF PAN Card which is created by submitting an affidavit to income tax department ( I forgot any Deed is created and registered as it is not compulsory. Only written an affidavit and huf is created ) Now I’m getting rent of those properties to my huf bank account. Now I gave my inherited commercial property for rent and they’re asking proof that my property is HUF property to pay rent to huf bank account saying it must be written in RTC, MR, Ekatha etc ( which cannot be written in these documents as huf where I asked in respective government offices in Karnataka). I have only PAN Card and bank account as proof of huf. So how can I legally say or prove to tenant it’s an huf declared property and i must get rent to huf account and not to individual bank account.

A.Dear Client,
The RTC(document of Rights, Tenancy, and Crops), commonly known as Pahani, is a significant land document that is given to the current landowner in Karnataka State. The records contain information about the owner and every aspect of the land, including Information about the land owner and the nature of ownership i.e, HUF, individual, joint ownership etc. Similarly, a Mutation report and e-katha represent almost the same information regarding the nature of ownership and all other information of the property. So to prove that the property belongs to HUF, you need to visit the office of the concerned authority that kept land records and issue the reports with regard to the nature of ownership of the property and take the steps to be followed or complied with for the purpose. You may seek the service of an Advocate to facilitate the matter.
