I have booked under construction flat with total Amount of 23 lakh in starting of 2022 and In my banakhat registered with 17 lakh (White money). I have paid 2 lakh black money to builder and that time managing sales man team and I said remaining 4 lakh i will when sale agreement and possession in December 2023 but, I don't have in written. In my banakhat as per rera registered possession in march 2025.


Right now builder demanding 4 lakh black money 3 months. And possession in December 2024.


As per rera and banakhat possession in march 2025. If i don't pay black money right now, builder can take any legal action? And what can i do builder blackmail to pay black money in 3 month and possession after 1 to 1.5 years

Step 1: Issue a notice to the developer
Before filing a complaint in consumer court against a builder, a complainant must issue a formal notice to the construction company or the builder. If you have to file a complaint against builder for poor construction, it is important to inform the concerned developer about the unfair practice. Also, allow time for the opposite party to respond. If the developer is unwilling to offer compensation or refuses the issued notice, you can approach the consumer court.

Step 2: Submit a complaint online
In the event of not receiving a response from the developer against your notice, you can register an online complaint to the court. Firstly, you need to create a consumer login on consumerhelpline.gov.in and sign up.

Once you have registered, you need to log in to file an online complaint against a builder. While filing the complaint, a complainant would be required to furnish personal and project-related details. Complainants can also attach supporting documents.
