Regarding ground floor flat in Mumbai

My flat is on ground floor with carpet area of 652 sq feet. All the other flats from first floor 8th floor are 756sq ft carpet. The reason for this difference is that in our hall and master bedroom there is a cubical structure built by the builder reducing our carpet area. We don't see any need of this structure. This structure is hollow from within. One of the other residents of ground floor has built storage using this structure by demolishing the wall of the structure which is in there master bedroom while keeping the other walls of the structure intact. The question is can we take this area in our flat legally? If so what is procedure to break this cubical structure so that our carpet area increases? I want to do it legally. I
Any wall removal project that involves rerouting electrical circuits, plumbing lines, or ductwork generally requires a building permit and inspection. The permit/inspection process exists to ensure that critical mechanical work is carried out in a safe manner.
Demolition of internal walls will be messy and will result in damage to plaster, paint finishes, flooring, skirting, and ceilings. These will have to be patched to get a uniform look.
In some places, removing an entire wall might require you to create support for the loading from above by using steel beams (girders or I-sections).
New doors and window openings will likewise require new lintels (supports above the openings for the loadings from above).
As a general rule, you do not need permits or sanctions from your local authority to make internal changes, but it is best to check with your local authorities before embarking on demolition. Having said that, not all buildings can be reconfigured internally. If your building is a listed heritage building, you might not have permission to do so at all.
Any change in the structure/layout size of an approved building plan mandatorily requires permission from the competent authority i.e, Municipal Authority. So if you want to do it legally, you have to obtain permission from the competent authority. Otherwise, you have to face a penalty/fines and other legal consequences for that unauthorized construction in the building. So, reach out to the concerned authority with a copy of the approved building plan for further clarification and steps.
