owner name shuffled in sale deed

There are 2 adjacent plots, initially both plots had separate sale deed. Current owner bought them from one family and made single sale deed for 2 plots. and now reselling those plots separately.
Issue 1: in sale deed all vendors name mentioned in serial order but for plot which i want to buy, typist has done mistake and mentioned incorrect vendor number on 3rd page, due to which Actual owner name is not against plot which i want to buy. now owner is saying we can't do rectification deed because those original owners are not in contact as this deed was happened in 2006. what should i do.
Issue 2: owner is saying he will give me certified sale deed only because that contain adjacent plot detail also. i want to resale this plot in future so will it be huddle for me in resale with certified copy?
