A.Dear Client,
To obtain your individual share in the ancestral property, being a legal heir/coparceners you need to file a partition suit in the Civil Court for an order of partition and base on that order a partition suit should be made and registered before the Registering Authority. Reach out to an Advocate for guidance and steps.

Title Verification: Ensure the property has a clear title by conducting a thorough title search. This process will help you confirm the ownership details and check for any liens or encumbrances on the property.

Negotiation with Co-Owners: If some family members have already sold their share, you may need to negotiate with the remaining co-owners to purchase their portion of the property. A legal expert can assist you in facilitating this process.

Partition Suit: If there is a dispute regarding the ownership of the property or if the division has not been done correctly, you may need to file a partition suit. This legal action can help in the rightful division of the property among the legal heirs.

Documentation and Registration: Once the terms are agreed upon, ensure that all the necessary legal documentation is in place for the purchase. The registration process must comply with the local property registration laws and guidelines.
