Dears
I purchased a plot and got all the transfers done, registration, khata etc. Now someone has come and written an OS number claiming that settlement needs to be done on the plot. Can I know more details if we have the OS number?

A.Dear Client,
Here, OS typically stands for Owner Ship right of any property. If someone comes with an OS number claiming the ownership of the land that means there could be some issues with that plot and there may be some civil case going on with respect to that plot. A robust proof of ownership must always be supported by authentic documents, which protect your property against illegal grabbing by a third party. This is because you are bound by the result of the pending suit, and if the court establishes that the seller was not the rightful owner, you will have to hand over the property to the winning litigant. In the prevailing situation, you need to hire the service of an Advocate to search the status of the pending suit, if any, related to that property you bought from the Seller. If the court searching report reveals the status of the pending suit, then have to file a criminal suit against the Seller u/s.415 IPC for cheating which is punishable under Sec.420 IPC and a money suit for recovery of the money you paid to the seller for purchasing the property. Reach out to an Advocate for guidance and steps ASAP.

you must know not only OS number also the name of the court and the city in which it is pending.
You may remove that display board then he may come running.
