Land purchase issue between SC buyer and other caste seller
5 months ago
My Father belongs to sc caste, he had purchased a land ,and we have a sale agreement with stamp paper but the land was not registered because some legal papers were pending so the sellers asked my dad to wait and right now can I legally fight with only having sales agreement since I was not given any RTC transfer or any rights expect I have only sales agreement on stamp paper signed by sellers, can I legally fight for the land as we belong to sc caste? Is there any possibilities to get justice?
A.Dear Client,
Agreement to Sale does not confer any ownership title to the purchaser of the property. So, to make that agreement enforceable, you need to file a civil suit for specific performance against the Seller before the Civil Court having jurisdiction over the suit property. Reach out to an Advocate for guidance and steps.

A.Dear client
The registration of the land in your father's name is a critical step to establish legal ownership. Without the registration, the sale agreement alone may not confer ownership rights. If there are pending legal papers, it's essential to address and resolve these issues promptly. Work with legal professionals to ensure all necessary documentation is completed. In many jurisdictions, belonging to a Scheduled Caste (SC) does not automatically grant special rights to acquire land. Property transactions usually follow general legal procedures.
