Here's a brief overview of the circumstances:

I signed a rental agreement for a 1 RK property in Mumbai in December 2022.
Due to work commitments, I had to travel out of India after signing the agreement.
I learned that the original owner, with whom I had the agreement, passed away due to a heart attack.
Distant relatives of the deceased owner have taken over the property, claiming to be the new owners.
They requested me to transfer the rent to them without providing any documents proving their ownership. However, local dealers have confirmed their status as the new owners.
No addendum has been made to the original agreement reflecting the change in ownership.
Despite being out of the country, I continued to pay rent in good faith through bank transfers.
The previous agreement expired, and negotiations for a new agreement with a 10% increase were ongoing while I was still abroad.
Without a finalized agreement, they proceeded to collect rent, which I paid.
Recently, they have asked me to vacate the property within 10 days without providing a reason. Additionally, they threatened to forcibly enter the property and remove my belongings.
I am concerned about the lack of proper documentation proving their ownership and the potential illegal eviction. I have valuables inside the house and have requested a one-month extension, which they have denied.

In the given scenario, since you are now abroad, you have to engage an Advocate to handle the matter on your behalf. After serving a legal notice to the Landlord, both civil suits praying for an injunction and criminal suits for trespass may be filed against the errant and unruly landlord, Apart from this, you need to file a complaint before the Rent Controller appointed under State-specific Rent Control Act seeking appropriate relief in the matter. It is advisable to contact a local Advocate for further guidance and necessary steps ASAP.
