I am planning to buy a duplex. On 1 plot builder has constructed 2 duplexes, but I have two doubts - first can a builder construct 2 houses on 1 plot and do 2 seperate registries for each duplex owner? And second, if later I want to sell my side/my duplex is it allowed legally or can only be sold when the other duplex owner also agress to sell his side?

A.Dear Client,
Until and unless the land is partitioned or divided following a Court's decree of partition, two duplexes constructed on the same land, cannot be sold or disposed of without the consent of the co-owner of the duplexes. It is also questionable how the builder obtained sanction for the building plan from the competent authority for the construction of two residential buildings on a single plot of land. So, it is advisable to review your plan for buying the duplex having substantial complexities that may cause disputes in the future.
