1. एक जमिन खरेदी व्यवहार करायचा होता... जमिन मालकाने 7-12 दाखवले... आधी त्याला टोकन अमाउंट 20000₹ दिले.
त्यानंतर त्याने खरेदीखत साठी, रजिस्ट्रेशन फी करिता 1 लाख रुपये घेतले...
त्याने पॅन कार्ड चा फोटो घेतला होता...
पण , तसा मेसेज फोनवर आला नाही.. नंतर अनेकदा विचारणा केली परंतु त्याने टोलवाटोलवी केली...
त्यानंतर खूप शोध घेतला तेव्हा कळले की, ती जमीन त्याच्या नावावर नाही, आम्हाला दाखवलेले 7-12 वेगळ्या जमिनीचे होते... माणूस फ्रॉड आहे...

1लाख 20 हजार ही रक्कम चेक ने दिलेली आहे, साध्या कागदावर स्टॅम्प तिकीट लावून त्याची सही घेतली आहे.

आता ते पैसे परत मिळवण्यासाठी आर्थिक फसवणूक केल्याची केस पोलीस ठाण्यात दाखल करावी काय?
किंवा पैसे परत मिळवण्यासाठी कायदेशीर मार्ग कोणता?

2. कुळ कायद्यातील जमीन आहे.
मूळ मालक 62 वर्षे गाव सोडून गेलेत, तेव्हा पासून त्या जमिनीला इतर हक्क म्हणून कुळाचे, साधे कुळ म्हणून 4 भावंडाची नावे लागली आहेत.

पण मालक म्हणून अजूनही मूळ मालकाचे नाव आहे.

मग ही जमीन, आम्हाला मूळ मालकाच्या सहीने खरेदी करता येईल काय?

तशी मूळ मालकाच्या सहीने खरेदी करता येत नसेल तर, कायदेशीर मार्ग काय?

Please take opinion from local senior civil Advocate and see that whether there was any clog period within which such land was not supposed to sell.
