Selling my share of the property Selling my share of the property

We have a two storied building which we want to give to a promoter for construction. We are three brothers and the promoter has promised to give each of us a residential flat of equal area. But still the agreement is not done with the promoter. Suddenly I am in very much need of money and so I want to sell my share to the promoter and get the money. Can I get the money at the time of the registration and agreement or will I have to wait till the building is constructed ?
Is there any hard and fast rule that the promoter will pay the owner only after the building is constructed or he can pay at the time of registration of agreement ?
