With a proper rental agreement in place, the trespasser cannot claim adverse possession. Hence the shopkeeper cant claim the property as his own property in this case as there is the presence of a proper rental agreement.

Whenever you are doing a financial transaction of giving money to someone, a substantial amount, then you should and must have a written document in place to prove later on that money was given by you. In case anything goes wrong then that piece of paper will bail you out.
