A. Dear Sir,
Valuation Certificate is not necessary and not mandatory as each Sub-Registrar office will maintain a book value for properties of different areas.

A. Dear Sir,
You have to get property transferred in your name and then lease deed to be changed in your name on the basis of death certificate of your father and then proceed to sell your property.

A. The property in your hand is an ancestral property and all of your sons, daughters have equal share in the same property. Although, ancestral property can be transferred by executing a will, but the same can be a subject to challenge before court.

A. If your grandfather has given 25 acres to 1st son legally then you cannot get your share from 1st son. Since being an ancestral property, you can file a case for an equal partition along with relevant documents.

A. Hi,
Yes, registration is essential to make your mother in-law the legal owner of the property. We would advise that you get it done immediately.
As your wife has been mentioned in her father's will, she will become the owner of the property after her mother. Once the registration has been competed, a mutation certificate can be issued to transfer the title to your wife.

A. Hi,
In order to transfer the property in your name, you need to submit the legal heir certificate and the death certificate, further, in case, you need to transfer the property in your name, you need to require either gift deed or relinquishment deed from your sister.
