Selling my 3 BHK Flat in Bangalore - Need legal advise

As a seller of a flat, i would like to know what all I need to take care:
As a seller what care should i take care: what documents to share with the buyer before the sale agreement, what document to ask from the buyer (ID/address proof?)
After the buyer agrees to buy, can I take service of a lawyer to review the sale agreement, sale deed etc ?

A.Hi,
Being a seller you should have an agreement with your real estate agent which will provide for clauses such as commission, estimated sale price etc. You will also need to enter into a sale agreement with the buyer of the property, which will give out in clear-cut terms the conditions under which the seller intends to sell the property and the buyer intends to purchase it. you can take services of a lawyer to draft a sale agreement for you.

A.1. you can ask about the ID & Residence proof of the buyer if he/she is unknown to you,
2. you can provide him the copy of the sale deed (canceled or crossed) so that he can verify the record from the revenue department,
3. you can take the assistance of a lawyer once he is ready to purchase the property,
