A.Hi,
1. You will also need to provide other proof of ownership and then apply for a mutation certificate to transfer the title to your name.
2. A consent letter is a legal document to show that the person signing it has consented to whatever it entails.
3. An affidavit is a sworn statement of facts, a consent letter shows that the person making it consented to whatever is contained within it.

1. You will have to apply for a mutation certificate with the sub-registrar's office, after providing relevant proof of ownership or that you are a legal heir.
2. A consent letter is a document to show that a party has consented(agreed) to whatever is stated.
3. An affidavit is a sworn statement of facts, it is done by the person themselves. A consent letter can be obtained from another person, accompanied by an affidavit.
