Hello,
I am from Pune and my parents passed away a few years back and I am the only legal heir.
My father purchased the flat (my current residence) from the builder in 1991. The sale agreement (xerox copy) is available with me which is between my father and the builder. The Property tax bill and Electricity bill are in my father's name. The sale agreement had not been registered way back in 1991 and still isnt. Also the stamp duty and other charges had been paid for which the copies are available. However, the Index II is in the name of the builder. It seems the importance of Index II has come into effect from 2003. The share certificate of the society has my name and also my parents name so in that case from society records its clearly seen am the owner of this inherited property (and also since I was the nominee). What is the procedure to get the property registered now and what will be the cost for the same and also how do I get my name on the Index II. Also I want to get Property tax bill and Electricity Bill to come in my name so what is the procedure for all of this. Kindly guide.

A.Hi,
You will have to apply for a mutation certificate to transfer the records to your name. Following this, you can register the property at the Sub-Registrar's office and then notify the relevant authorities about the change in ownership.

A.Hi,
You will have to apply for a mutation certificate to get the records transferred to your name. Following this, you can approach the Sub-Registrar's office to have the property registered, you will then have to notify the relevant authorities about the change of ownership.
