I am staying in flat in a cooperative housing society ltd in long time. He would like to sell the flat so that i can purchase in another state. In that case whether he has to come personally to sell it or can he transfer or gift the flat in my name in that case also he has to come from the state myself and himself are aged kindly advice.

A.Dear Sir,
His personal presence is not necessary to provided he executes Power of Attorney in favour of his any blood relative.

A.Hi,
He can transfer the property by way of gift deed or sale deed. If he does not want any consideration, you can transfer some minor token amount to qualify as a sale.
It would be better if he was there in person during the process as it would make it easier to go through with the formalities.

A.Hi,
It would be better for him to be there in person at the time of making the transfer. He can transfer it by way of a gift or sale deed, whatever is most convenient to both of you. A sale deed would be more legitimate, as gifting a non-relative property can sometimes arouse suspicion.
