I bought a house from a seller by paying Rs 3 Lakhs in 1986. The Seller handed over vacant posession of the house. Executed sale agreement first and after receiving full sale consideration a sale deed. For safety I also got a irrevocable power of Attorney. All these are not registered. I have demolished the house and built a new one. The Corporation demanded from me Betterment charges and I have paid the same and I have the receipt in my name. Every year in the month of April/May I am paying property tax as demanded by the corporation and my name is printed on the receipt. The power supply is sanctioned in my name. The water supply connection is in my name. I am paying the bills for the consumption every month.I am enjoying the property as my own without any interruption, continuously without any body's interference including the seller.
Now my question is, WHAT IS MY STATUS as a purchaser?
Should I keep quiet since no one is interfering?
Should I take steps to get my property registered?
Please reply.

A.Mere payment of house tax, charges does not confer you any proprietary or ownership rights. So you are not the owner of the house as on date. You should get the property registered in your name. You shall be required to pay stamp duty on present circle rate.
