I am a senior citizen at present in Bangalore. Loan sanctioned to prospective buyer of my Bhubaneswar flat(in my possession).No payment received by me either from bank or buyer. Travel for registration of sale deed not advisable in covid time. Notarised affidavit required to execute by me as seller to get full payment in my account to handover flat keys (now with my another Bhubaneswar friend) and I will register sale deed in Bhubaneswar Registry Office afterwards.Original sale deed with me. No loan exists for the property.

A.if Notarised affidavit is enough by buyer and bank then you can execute it.
