what should I do? tenants not vacating house, not giving rent on time, every three month after they are paying rent. We do not have any agreement papers, after asking multiple times they refuse to make agreement.

A.Dear Sir,
You may get issue a legal notice under Section 106 of Transfer of Property Act and file a eviction suit. Oral agreement is also recognized and he cannot become owner but only a trespasser so you may lodge a criminal complaint against him.

A.Hi,
You can file a suit for the eviction of the tenant. The tenant is supposed to pay the rent on time and comply with the terms and conditions of the agreement. Please contact a lawyer for further advice.

A.You have not specified whether you had given Eviction Notice to that tenant or not. If in spite of such Eviction notice,the tenant doesn't vacate,then you have to file Eviction Suit against such tenant.
