I am planning to buy a newly built CGHS flat in Faridabad. Builder says no registration required only share certificate will be issued. Since it is CGHS by definition there must have been an earlier share holder. So shall this flat be considered as resale? Is share certificate sufficient to prove full ownership of the flat and will there be any issues in selling it at a later date.

A.Dear client,
Any flat or property of any other kind must be registered in order to validate the purchase and ensure you are its rightful owner. A share certificate cannot be enough to prove full ownership.

A.Dear Client
Any kind of property regardless of its character when changes hand or ownership then it has to be registered with the local sib-registrar to showcase and authenticate the transfer. Without any registered deed it is not possible to get the mutation done unless the state government has rolled out some scheme.
