Exchange of Property Exchange of Property

We are planning to exchange property from our far relative, He(relative) will be transferring some land to our name (three brothers) and in exchange we will be transferring our land in their name.
Wanted to understand what will be correct legal process to follow in U.P. to handle this case. Do we have to follow any approach mentioned below or anything else.
1) Registered Sale deed
2) Gift deed.
3) Exchange of property
What is correct approach here as we need to sale that property which will be getting from relative after some time so looking for legally safe and cost effective approach.
Thanks in advance.
