About Mutation of land & Porcha(ROR)

My grandfather brought a plot 40yrs ago, he didn't made Mutation, ROR(porcha). My family is living there since then. My grandfather died 20 yrs ago, We paid regular land tax in my father's name. My father also died 2 yrs ago. Now when transferring the property to my name, we found there is no Porcha, no Mutation on my Father & Grandfathe's name. What to do next? How to do the mutation of land now??

A.To give opinion ,it is necessary to know whether the mutation record is showing the name of the previous landlord from whom your grandfather had purchased that property. The relevant fact is required to be specified.

You may built up your case by filing a dummy civil declaration suit against dummy persons and thus get a civil decree. On the basis of such civil decree you can get the property changed in your name.

First of all get a legal heir certificate issued by the panchayat or local councilor and then basis that get a succession certificate for the said property. After the succession certificate is issued then get the registration done and post that you can apply for mutation in your name.
